Proposed Change in Development Impact Fees

Proposed Change in Development Impact Fees

The Folsom Cordova Unified School District is proposing changes in the residential development impact fees currently assess by the District.

RESIDENTIAL FEES: The proposed Level II residential rates are calculated on a School Facilities Improvement District (SFID) basis. SFID 1 represents the City of Rancho Cordova, Mather and the area south of Highway 50 generally west of Prairie City Road. SFID 2 represents the City of Folsom and the area south of Highway 50 generally east of Prairie City Road.  The use of these two SFIDs for fee calculation allows for a more accurate representation of the unique issues associated with the geographic features (such as naturally occurring asbestos) and realty markets within the district boundaries.

COMMERCIAL/INDUSTRIAL FEES: Commercial/industrial development impact fees are calculated on a district-wide basis and are adjusted every two years. The next adjustment will be 2026.

If adopted, the fee for residential construction, effective 4-11-25, would be as follows:

Area Current Rate Proposed Rate
SFID 1 - Rancho Cordova (Residential) $8.04 $8.16
SFID 2 - Folsom (Residential) $9.66 $9.96
District-wide (Commercial/Industrial) $0.84 $0.84
District-wide (Retail mini-storage) $0.48 $0.48
